Tenant: ArcelorMittal Tailored Blanks Americas Size: 313,618 square feet. Conversion of empty, historic WWII-era manufacturing plant into a state-of-the-art robotic metal manufacturing plant, creating 120 jobs. Factory conversions can be less expensive, and far faster to occupy, as the structure, zoning, and most of the utilities are already in place. In this case, the tenant was able to occupy the Manufacturing space within 9 months, and the Office in 11 months, which met the tight demands of their contracts. Compare that to the typical 24 month Planning, Permitting & Construction timing of a new facility. Timing benefits aside, it's hard to deny that bringing back a building that served in the Arsenal of Democracy is far more fun. It was a great honor to have had the opportunity. |
